How Conversion Loans Work with Seneca Bridging

Flexibility and Speed for Transformational Projects

We deliver finance packages at speed for conversion projects with market leading LTV’s of up to 75%.

Key Features

  • Purchase or Refinance: Secure or refinance the property quickly, even before planning is finalised.
  • Staged Drawdowns for conversion: Funds are released in stages as the works are undertaken.
  • Interest Flexibility: Often structured to allow interest to be rolled up and repaid upon completion or exit.
  • Market leading LTV’s: Borrowing capacity is assessed based on current and projected post-conversion value—unlocking greater leverage.

When to use Seneca’s Conversion Finance

Speed and Agility

If fast execution of the purchase is required you need a Lender who understands the complexities of these projects.

Access to Funds

Reliable and fast access to funds during the conversion phase is needed to support cashflow.

Support from start to exit

Exit Option is mapped out and you need a lending partner who can get you there.

Unregulated Product

These Bridging loans are not FCA-regulated, they are not available for owner-occupied residential properties.

Lending Process

Initial Enquiry & Assessment

Our experienced team conducts a prompt viability assessment. We’ll want to understand the commercial rational and exit, prepare your costings and value estimates and explain your teams capability and experience.

Funding Proposal

Prepare a breakdown: purchase cost, refurbishment plan, projected end value (GDV), and exit strategy. Seneca will structure a loan based on your figures, which will then be tested in due diligence.

Drawdown & Works

Once approved, funds are released in stages: Initial draw can cover purchase and/or early works. Subsequent tranches are released as the conversion progresses and final draw supports completion or refinance stage.

Exit Execution

Typically through property sale or refinancing on completion. Interest is often rolled until the exit event.

What does a good conversion loan look like?

  • The property is owned by you or your company or, where the loan is to support a purchase, the property will be owned by you or your company.
  • We provide conversion finance against property schemes located in England, Wales or Scotland.
  • Your experience and your professional team are key for us.
  • You have an idea of the value of the property now and the value of the property after works have been completed.
  • You are familiar with conversion finance and how it works.
  • We can support your purchase or refinance of your property (if you already own it) and provide a conversion facility covering the proposed works as part of the same loan application.
  • We consider most asset classes for the purposes of secured lending, though there are a small number of exemptions, such as land without planning permission, Nursing Homes and Operating Hotels.
  • You have a clear and viable exit strategy. If the exit strategy involves refinancing the security to a long-term lender, we’ll assess the loan in line with standard industry criteria.
