One of our familiar brokers approached us with a client looking to secure funding for the purchase of a large, semi-detached bungalow in Crewe. This marked the second deal completed in August 2026 for this specific borrower – an experienced property investor, boasting a portfolio worth £2.5 million.
The Challenge
The deal briefly hit a hurdle when the Gross Development Value (GDV) came in lower than expected during the valuation process. On top of that, the client needed to move quickly to secure the property, meaning typical lengthy site visits could stall the purchase.
The Solution
At Seneca Bridging, we look at the bigger picture. Despite the down valuation on the GDV, our confidence in the borrower’s extensive, expanding 14-property portfolio allowed us to look past the initial setback and structure the required facility.
To save both time and money for the client, we utilized a desktop valuation report instead of a physical site visit. We also implemented dual legal representation through CG Professionals, significantly accelerating the completion timeline.
We provided a Gross Loan of £101,261.47, with a Day 1 advance of £88,300. Security was secured via a 1st charge over the bungalow, a debenture over the borrowing company, and personal guarantees from the joint directors. The client is now self-funding and managing the renovation, providing our team with regular project updates.
