A classic buy-refurb-sell deal with great potential

  • 20 May 2025

Property Type:

Residential

Funding:

Bridging Loan, Refurbishment Loan

The Project

A classic buy-refurb-sell deal with great potential. The client purchased a tired 2-bed semi in a popular resale area, planning a light cosmetic refresh to modernise the space and increase its value. With a promising projected sale price and a quick refurbishment timeline, having funds at the ready was essential.

Our Approach

We crafted a funding package tailored to the client’s needs:

  • Day 1 funds provided to help with the purchase
  • 100% of refurbishment costs covered (paid in arrears)
  • No monitoring surveyor or QS required — since it was a light refurb, the client could self-certify the work
  • 12-month term, giving ample time to complete and sell
  • Based on 75% LTGDV, balancing funding with profitability

This setup allowed the client to move quickly and confidently, knowing their funding matched their project timeline perfectly.

The Result

With funding secured, the refurbishment is progressing well, and the property is on track to return to market in a refreshed state — with a solid profit expected on sale.
